The Ledgers are hung on the ICF's with care, in hopes that floor trusses soon will be here.



And mudsills installed, cripple walls built, etc. Since the subfloor rests right on the mudsill on the higher part of the foundation, it's pretty critical to get those perfectly flat, so I did quite a bit of planing and shimming to avoid a roller coaster subfloor, which could "telegraph" it's way into the walls.



We're going to use "Open Joist" floor trusses, which are all from solid-sawn lumber, no OSB. Got bids on "Spacejoists" which have a metal web, and regular plated floor trusses. The Spacejoist was higher$, and the plated trusses not much savings. Unfortunately, the Open Joists ship from Pennsylvania, so a bit of a delay in store. Time to spray a waterproof coating on the outside of the ICF wall, apply "parging" (stucco-like coating for 1 foot at the final grade line), and install Eljen drainage fabric and perforated pipe at the base of the uphill side of the foundation - to prevent any moisture getting under and lifting the foundation in these expansive clay soils.
